Thurston County Market Conditions with Don Manzer: April 2019

Inventory increased somewhat for the month,  up 13+% to now 549 homes for sale.  That is still an incredibly low inventory level.  It is merely 1.6 months of inventory.  With balanced markets occurring in the 4 to 6 months of inventory range, the sellers are still favored.  The “best in class” of the homes are getting multiple, over list price offers in the first few days.  That condition seems to now be triggering an unusual amount of the lower priced homes showing up on the market.

A few days before the end of the month had the median price of the inventory up 4.7% year over year.  Average days on market is now 55 versus 63 a year ago.  The current number of pending deals is 903, up 5.4 % from a year ago.  It seems to be a strong market by any measure.

Sellers, it is still a good time for you due to the very low inventory.  Buyers, interest rates have fallen again slightly, and are at attractive levels.  They are now averaging 4.06% for a 30 year fixed.
